Do I need a permit for my renovation?
In Ontario, you typically need a building permit for any work that affects the structure of your home, changes to electrical or plumbing systems, or alterations that impact the safety of the building. This includes things like:
- Removing or modifying load-bearing walls
- Relocating plumbing fixtures
- Adding or changing windows and doors
- Building a deck over a certain height
Contact your municipality if you have questions about whether your specific project requires a permit. We handle permit coordination as part of our projects, so you're not left figuring it out on your own.
How do I know if a contractor is the right fit?
A few things to look for:
- Get at least 3 references and check them, even if someone you know has recommended the contractor.
- Ask the renovator to explain how they would approach your project, including timelines, materials, and how they handle permits.
- Communication is key. Look for a contractor who is accessible and keeps you informed throughout the process.
Trust your gut. If someone listens, asks good questions, and explains things clearly, that's a good sign.
What happens if I want to make changes mid-project?
It happens. A change order is an official modification to the original scope of work, and it may affect the project's cost, timeline, or both.
Here's what to know:
- It will always be more expensive to add or change something mid-project than if it was included in the original contract.
- Changes can halt production and require new planning, documents, and scheduling.
- The sooner you bring it up, the easier it is to manage.
We'll always talk through the impact before moving forward so there are no surprises.
How long will my bathroom be out of commission?
It depends on the scope. A 3-piece bathroom typically takes 1–2 weeks. More involved renovations with layout changes, new plumbing, or structural work take longer.
We'll give you a clear timeline upfront so you can plan around it. If you only have one bathroom, we'll do everything we can to minimize the downtime and keep you informed along the way.
What's included in a free estimate?
We do in-person estimates so we can actually see your space, understand what you're looking for, and give you an accurate idea of what to expect. It's not a ballpark guess over the phone.
During the visit, we'll talk through:
- What you want to accomplish
- What's realistic for your space and budget
- A rough idea of timeline and next steps
Do you work on small jobs?
Yes. Whether it's a deck repair, a bathroom refresh, or a quick fix, we're happy to help. Every job gets the same attention to detail, no matter the size.
What if you find something unexpected during the renovation?
It happens, especially in older homes. Once work begins, surprises can arise, like water damage behind walls, outdated wiring, or structural issues that weren't visible before.
To help manage the unexpected, all our quotes include a 10% incidental line item as a buffer. This gives us some flexibility to address minor unforeseen issues without delaying the project.
If we encounter something significant, we'll:
- Stop and assess the situation
- Explain what we found and what needs to be done
- Give you a clear idea of how it affects cost and timeline
- Get your approval before proceeding with any work on incidentals
No one likes surprises, so we keep communication open every step of the way. Any work on incidentals only proceeds with your explicit consent.
How do I prepare for a renovation?
A few things that help:
- Write a detailed list of the things you want to achieve. If you change your mind midway through the project, the costs will also change.
- Clear out the area being renovated (we'll let you know what needs to move)
- Be available for questions and decisions during the project
- Let us know about any access issues, pets, or scheduling concerns
